Owners will find that with Managewell Properties, you can choose from three customized Management Plans to suit your needs, which range from Total Care to Partial Care of your properties. Regardless of your Management Plan, a quarterly report of each property will be provided to all clients.

At Managewell, our job is to handle the tenants, paperwork and filings so you do not have to. As your Property Management Company, we will:

·      Handle all applications, credit and background checks of potential tenants

·      Collect the rents when due and pay the bills

·      Handle all tenant complaints and repairs

·      Oversee construction in apartments and on the premises

·      Coordinate building department inspections for yearly certifications as well as sprinkler/extinguisher inspections, elevator inspections, boiler inspections, fire department and DEC permits and all other required filings where necessary

·      Inspect the buildings on a regular basis and oversee the maintenance and repair of the premises

To ease the preparation of tax filings and maximize return on your investment without the hassle of managing it yourself, Managewell Properties will prepare reports as to the status of:

·       The collection of rents

·       The repairs being performed on the premises

·       The status of any pending litigation

 Our staff performs on-site inspections to keep a sharp eye on our properties. All service calls, maintenance, repair problems, and homeowner concerns/issues are handled through our office.

Houses

 

Rental Houses                               Fee

                                                           10% of Rents*

 

*For the monthly fee, Managewell will provide all services stated above, in addition to:

·      Thoroughly Screening tenants and providing credit checks

·      Interviewing potential tenants

·      Collecting security deposits

·      Collecting rent on time

·      Maintaining a trust account that secures all deposits (at owner’s request)

·      Updating market conditions and management issues

·      Provide quarterly reports

·      Enforce all signed lease agreements and Community living standards

 

 

 

Single house/ Vacation Home               Fee

In village      $25.00*

                                                Out of village      $35.00*

                                                (15 mile radius)

*For the monthly fee, Managewell will act as the superviser of operations, which includes:

·      Routine property inspection

·      Evaluate severity of any damages or repairs needed

·      Provide reports of necessary repairs, as well as provide information on local service company’s

·      Organize and Oversee all necessary repairs including arrange for estimates and obtain services

 

All repairs made and/or services rendered are incurred at the owner’s expense. Managewell will be happy to make arrangements for services such as:

·      Landscaping/ Grass cutting

·      Snow Removal

·      Plumbing

·      Maintenance

 

 

 


Apartment Buildings

                                                    10% of Total Rents*

 

*For the monthly fee, Managewell will act as Landlord as well as superviser of operations, which includes:

·      Thoroughly Screening tenants and providing credit checks

·      Interviewing potential tenants

·      Collecting rent on time

·      Maintaining a trust account that secures all deposits (at owner’s request)

·      Provide quarterly reports
